Penetrating damp

Penetrating damp (leaks) occurs when water from outside the building or from any internal pipework enters directly into the property. It does so by penetrating through porous materials, defective structures, or as a result of accidental damage. 

In these cases, we are referring to what are known as leaks, which result from poor waterproofing of façades, terraces, roofs or roof terraces, or from leaks in water pipes or other accidental causes.

The most common points of water ingress are expansion joints (spaces designed to allow structures or components to expand and contract due to factors such as temperature), construction joints (which divide large building elements into smaller sections to control cracking), door and window joints, and cracks and fissures.

How to identify penetrating damp

Penetrating damp is identifiable because it is often accompanied by detachment of finishes and can lead to structural damage.

In order to resolve this type of damp, it is essential to locate exactly where the water is seeping in.

> If the source is a pipe or any other type of internal pipework, the affected component must be repaired.

> In the case of leaks from façades, terraces, roofs or roof terraces that are not waterproofed or poorly waterproofed, they must be properly waterproofed with an acrylic product.


What is acrylic waterproofing?

Acrylic waterproofing is a coating formulated with acrylic resins for horizontal and/or vertical surfaces that is applied outdoors. This type of waterproofing has elasticity and flexibility, which allows it to absorb the micro-cracks produced by the structural movement.

Acrylic waterproofing products do not cure; instead they dry by cross-linking, a process that gives them their waterproofing properties. The result is a waterproof, elastic membrane with great elongation and recovery capacity, which adheres to the substrate and adapts to its shape without joints or splices. Its special compositional characteristics give the resulting dry film film exceptional adhesion, hardness and elasticity properties.
